THE LOCATION

SouthPointe’s key attributes are its location and accessibility. The Property is located ten minutes south of Downtown Kansas City at the intersection of Route 71 and 63rd St., two major regional thoroughfares that provide the site with excellent visibility and access. The Property’s corner location is well-positioned to maximize visibility from the adjacent highway. The mass transit bus runs along 63rd St. with a stop directly in front of the site. The Property is surrounded by established residential communities to the north and west.

THE PROJECT

SouthPointe at 63rd Street is a Green Transit-Oriented Live-Work-Play community to feature destination/neighborhood retail, mixed-income multi-family housing, office space and hospitality, with walking features connecting it with Kansas City’s Southtown neighborhood.

This development, when fully built out, will consist of over 1,000,000 sf of commercial and residential buildings redeveloped on over 31 acres of land situated around the core intersections of 63rd Street and Prospect Avenue at the 63rd Street exit of Bruce R. Watkins Parkway aka Highway 71, Highlights of this development program include:

Multi-Family @ SouthPointe:

240-units of multi-family apartments and townhomes with exercise facilities, pool, meeting area, and other amenities. This building will be a green, mixed-income building with a blend of market-rate and workforce housing units.

Office/Retail @ SouthPointe:

A 4-story, 140,000 SF mixed-use building at the corner of 63rd and Prospect Ave. featuring ground-floor retail (restaurants, coffee shops, retail shops) with large floor plate office on the 2nd through 4th floors.

Destination Retail @ SouthPointe

Big-box/entertainment retail will be a regional driver of traffic and commerce into the Southtown neighborhood. These proposed anchors are designed to be setbacks from the main streets with parking in front. Outdoor landscaped plazas flank retail buildings to encourage the walkability of the site from the neighborhood as well as the institutional employment base.

Hospitality @ SouthPointe

A 114-room extended-stay hotel is being developed to address a shortage in this neighborhood to meet the demand of the neighborhood and its surrounding assets (Research Medical Center Campus, Starlight Theater, Swope Soccer Village, Kansas City Zoo, etc.)

Pad Sites @ SouthPointe

Pad Sites at SouthPointe – Several out-parcel pad sites are being developed to provide additional uses to complement both the SouthPointe development and the neighborhood along Prospect Avenue. These pad uses are planned to include restaurants, and other potential neighborhood retail uses.

DEVELOPMENT PHASES

Phase 1 consists of a 140,000 SF mixed-use building featuring ground-floor retail with offices above, a 240-unit, mixed-income (market rate, workforce, and affordable) multi-family building, and a 114-key extended-stay hotel with parking.

Phase 2 consists of a supermarket and two (2) mixed-use buildings featuring ground-floor retail with offices above.

Phases 3-4 consist of two big-box retail buildings, and in-fill retail, up to two (2) restaurant pad sites.
